FlexMLS Power Workshop 2
Listing intelligence, prospecting & market data. You log off with an exported farm list.
About this workshop
Hunt listings with tools you already own
Everybody mails the whole zip code and hopes. In two hours you'll build the list of owners who can actually say yes, read a listing's history like a case file, and walk into appointments carrying twenty years of neighborhood data.
Read the listing diary
Custom views with cumulative days on market and original list price, price-change trails, and what a fall-through usually means.
Turn tax records into intel
Owner mailing addresses, sales and mortgage history, parcel maps, and who owns the land next door.
Build a farm that pays
Geography, ownership length, property type and absentee status, exported to a spreadsheet you can mail from.
Win the pricing conversation
Compare today's market to years past, spot list vs. sold gaps, and start a monthly export habit that builds your own dataset.
The 2-hour run of show
Five labs, two hours
Laptops open. Everyone builds along in their own MLS and tax-record tool.
Open · The $2,000 postcard problem
Why mailing 516 owners who can say yes beats mailing the whole zip code.
Lab 1 · Custom views + DOM forensics
Build and save a view, sort by cumulative days on market, and spot the doubled street name that hides market time.
Lab 2 · Tax-record teardown
Ownership, absentee status, mortgage position and parcel maps, plus a boundary app installed on your phone.
Lab 3 · Build the farm
Filter by geography, ownership length, type and absentee status. Then export a real CSV with owner mailing addresses.
Lab 4 · Reverse prospecting, listing side
Reach every agent whose buyer matches your listing in about ninety seconds, and the cadence to repeat it.
Lab 5 · Market time machine + AI
Compare your farm to three years ago, export the stats, and check an AI answer against the MLS record.
You leave with: a saved list view, an installed parcel app, an exported farm list, your farm's market stats, and a 30-day card to work the list.
We cover how to mail your list the right way and flag the big calling and texting rules (Do Not Call and TCPA). This is skills training, not legal advice, so check current rules before any phone or text campaign.

Take it with Power Workshop 1, the buyer-side session. The two don't overlap: that one serves buyers, this one hunts listings.
Want this workshop for your whole office? Because it isn't a CE class, we can teach it right at your sales meeting or lunch-and-learn. Request a private workshop.

Workshop questions
Does this workshop count for CE credit?
No. This is a hands-on skills workshop, not a continuing education course, so it carries no CE credit. Need elective hours? See our TREC-approved classes.
What tools do I need?
An active FlexMLS login and the public-record tool that comes with your MLS membership. In East Tennessee that's CRS Data. If your association uses a different tool, the skills still carry over.
Do I need to take Workshop 1 first?
No. The two workshops stand alone. Workshop 1 serves buyers; this one is for listing-side work and prospecting.
Can you run this for my office?
Yes. Because it isn't a CE class, it can be taught right in your office. Request a private workshop.
