MLS Mastery for REALTORS®
Compliance, Accuracy & Client Service. Build precise buyer searches, keep your listing data defensible, and run client portals the right way, demonstrated live in FlexMLS.
Why this class
Your MLS is a license-law tool, not just a search box
Most agents use a fraction of the MLS they pay for, and the part they skip is usually the part that protects their license. This class covers the buyer side of the MLS from both angles: better client service and fewer compliance mistakes.
Listing data you can defend
Verify at input, at every price or status change, and in a monthly audit. Correct the record in the MLS, because that's what other agents rely on.
Searches that serve the buyer
The Rule of Twenty, the field names nobody can find, and exclusion logic that turns 262 results into a Saturday of showings.
Maps without fair housing risk
Draw and save polygons, read school zones carefully, and describe geography, never people.
Client portals done right
Collaboration your buyers can see, disclosed up front, plus the advertising rules that ride along with every portal link you share.
The 3-hour agenda
Eight modules, laptops open
Built around one real buyer you're working with this week. You build along in your own MLS while we demonstrate in FlexMLS.
1 · Why MLS mastery matters
The real cost of forwarded portal links, and how decision fatigue sends buyers to a builder's sales office.
2 · Setup that shows every field
Data sources, regional sharing, and the one preference change that brings back your full field set.
3 · Listing data accuracy
Your duties under Tennessee license law: verify, attribute and correct. A four-minute checklist you'll run on every listing.
4 · Precision search construction
Field dictionaries, between and not-between logic, searching above the buyer's number, and narrowing to 20 or fewer.
5 · Maps, polygons & fair housing
Saved polygons that can't be misspelled, overlays, feeder patterns, and the two sentences that end careers.
6 · Portals, alerts & advertising
The transparency sentence, star-rate-route showings, matching alert timing to the buyer, and firm disclosure on shared links.
7 · Market numbers you can source
Months of inventory, median days on market and sold-to-original-list, re-run inside your polygon, sourced and dated. Plus checking AI answers against the record.
8 · Your 30-day plan
One focus per week, each with a date on your calendar, and a sourced market answer you can send me for feedback.
You leave with: a Client Search Intake Sheet, a Listing Data Accuracy Checklist, a 30-Day MLS Mastery Plan, and a student resource page with the slides and every click path from class.

Class questions
Does this class count for CE credit?
Yes. It's approved by the Tennessee Real Estate Commission for 3 elective continuing education hours. Attendance is verified during the live class, and your hours are reported to CE Broker for you.
Is this a FlexMLS software class?
No. The class teaches MLS principles and the compliance duties that govern them. FlexMLS is the demonstration platform, not the subject, so the habits carry over to any MLS.
Do I need my own MLS login?
It helps. You'll get the most out of class by building along in your own MLS, but you can follow the demonstrations without one.
I'm a newer agent. Is this too advanced?
Not at all. We start with search basics and build up. Experienced agents usually find the polygons, portal workflow and market numbers are where the time savings live.
Do I need my camera on?
Yes. CE credit requires verified attendance, so plan to keep your camera on and follow the participation requirements we send before class.
Can you teach this for our association?
Yes, in person or on Zoom. TREC doesn't allow CE classes to be held inside a brokerage office, so in-person classes run at an association or other neutral venue. Request a class.
