MLS Power Prospecting for REALTORS®: farm list build, cumulative days on market and months of inventory

Why this class

Prospect with data you already have, and the rules that come with it

Mailing a whole zip code is expensive and mostly wasted. This class covers the listing side of the MLS: finding the owners most likely to list, building the list lawfully, and reaching them without breaking a calling, texting or advertising rule.

Read the listing diary

Cumulative versus agent days on market, original list price, price changes, and what a fall-through usually signals.

Public records into intelligence

Owner mailing addresses, sales and mortgage history, parcel maps, and where your advice ends and the lender's or attorney's begins.

A farm list built lawfully

Filter by geography, ownership tenure, property type and absentee status, using business facts, never protected characteristics.

Outreach that stays compliant

Do-Not-Call, TCPA, CAN-SPAM and Article 16 of the Code of Ethics, channel by channel, before any campaign goes out.

The 3-hour agenda

Eight modules, laptops open

You build along in your own MLS and public-record tool while we demonstrate in FlexMLS and CRS Data.

1 · The $2,000 postcard problem

Why targeting likely sellers beats blanketing a zip code, and what relevance does to your response rate.

2 · Custom views & DOM forensics

A view that surfaces the signal, sorting by cumulative days on market, and spotting an address altered to reset the clock.

3 · Public-record property intelligence

Tax records, absentee owners, parcel patterns, and why a boundary on a phone app is never a survey.

4 · Building and exporting a farm

Geography, tenure, type and absentee filters, then a CSV with owner mailing addresses, handled like client data.

5 · The outreach rulebooks

Do-Not-Call, TCPA, CAN-SPAM and Article 16. What each covers, and when to mail instead.

6 · Reverse prospecting

Reach the agents whose buyers match your listing in about 90 seconds, on a cadence you can tell your sellers about.

7 · Market intelligence & AI

Compare your farm to past markets, build a sourced and dated listing sentence, and verify AI answers against the MLS record.

8 · Your 30-day launch plan

Foundation, build and check, launch, measure. Send me your exported row count and sourced sentence for feedback.

You leave with: a Farm Selection Worksheet, a Compliant Outreach Checklist, a 30-Day Prospecting Launch Plan, and a student resource page with the slides, click paths and a mailing cost calculator.

Before class

  1. Check your MLS login and your association's public-record tool (CRS Data in East Tennessee).
  2. Join from a laptop or desktop so you can export and open files.
  3. Pick a neighborhood you'd like to farm.
  4. Keep your phone handy to install a free parcel-boundary app.

Class questions

Does this class count for CE credit?

Yes. It's approved by the Tennessee Real Estate Commission for 3 elective continuing education hours. Attendance is verified during the live class, and your hours are reported to CE Broker for you.

Is this a FlexMLS software class?

No. The class teaches MLS principles and the compliance duties that govern them. FlexMLS is the demonstration platform, not the subject, so the habits carry over to any MLS.

Do I need my own MLS login?

It helps. You'll get the most out of class by building along in your own MLS, but you can follow the demonstrations without one.

Is this legal advice on calling and texting rules?

No. The class teaches the outreach rules as they apply to real estate prospecting so you know what to check. Always confirm the current federal rule, the current Tennessee rule and your broker's policy before a phone or text campaign.

Do I need my camera on?

Yes. CE credit requires verified attendance, so plan to keep your camera on and follow the participation requirements we send before class.

Can you teach this for our association?

Yes, in person or on Zoom. TREC doesn't allow CE classes to be held inside a brokerage office, so in-person classes run at an association or other neutral venue. Request a class.
